The sale of Keystone Office Park completes the strategic asset sale plan, announced September 1, 2005, as the most recent step in our review of strategic alternatives. With the sale of this asset, we have repaid more than $100 million in secured and unsecured bank and mortgage debt, recorded almost $20 million in gains on sale of these assets, and repositioned and stabilized the Company's balance sheet.

All of the cities are very adamant about the need and the desire to embrace technology and progress and wireless communications. The concept, though, is the cities' need to balance that desire, need and progress with their ability to self govern and put proper time, place and manner conditions on the growth within their city. We delivered a strong increase in wireless net customer additions and gains in average revenue per customer for the fourth quarter, capping a year where Alltel accelerated wireless growth by expanding our customer base and creating the nation's largest wireless network.

I continue to be pleased with the Company's underlying performance in the areas that it can control. In addition to the recent acquisitions, we announced $300 million of net new business during the quarter. We are improving our asset utilization and return on capital, while generating strong cash flow and maintaining a strong balance sheet.

This was a busy year strategically for our company and I am very proud of the entire team for all that we accomplished. We delivered a strong increase in wireless net customer additions and gains in average revenue per customer for the fourth quarter, capping a year where Alltel accelerated wireless growth by expanding our customer base and creating the nation's largest wireless network. This year we also launched a new brand with proof points that are resonating with our wireless customers.

Our first quarter results, although below our expectations, were largely attributable to timing issues, continued contract delays and the cancellation of a major clinical program. Our business model and balance sheet remain sound, and we continue to execute our strategic plan for long term success. During the quarter, new business awards finished at $86.7 million, following a very robust fourth quarter of $161.9 million. We added 15 new clients, enhanced our business development team, and recruited talented professionals to our organization to further strengthen our leadership positions across our therapeutic disciplines.
