As the residential market shows signs of softening, the nonresidential market is in excellent position to pick up the slack in construction activity. Nonresidential construction not only represents billions of dollars in economic activity, but also generates a lot of related spending in furnishings and interior decor.

For the first 11 months of 2005, total construction was nine percent higher than in same months of 2004. For the construction workers, there will be probably not be so much work in new residential building, but there will be work in nonresidential building and there will also be work in reconstruction projects in the hurricane-affected areas. It's a mixed bag for construction.

This report backs the Reserve Bank remaining on hold ahead. Weakness in retail and transport is being mitigated by a pickup in mining and construction.

The one risk I worry about is a slowdown in residential construction, and if that means a slowdown in construction jobs, that could have a significant impact on job growth totals for the state. A lot of our job gains have been construction and construction-related. At one time, as much as 40 percent of job gains were related to building things.

Currently we have construction job levels reaching toward the ceiling but manufacturing jobs are virtually at the floor. With hardly any room to fall further, it doesn't seem likely that problems in housing and in construction will spread to manufacturing this time.

Combining the data on construction spending, manufacturing inventories, capital goods shipments, and wholesale inventories released since the GDP report, we now see fourth quarter GDP being revised up to 1.5 percent from the advance estimate of 1.1 percent.
