I think our league has always been tight. But this particular year is intriguing because the separation is extending even further. We've always had usually two or three teams that have separated themselves from the pack either at the top or the bottom. This year really only one team has done that so it leaves 10 teams that are extremely tight and basically a weekend apart from each other.

Those are great battles at the backup tight end positions. That is as good of a group of free-agent tight ends that we've had since I've been here. Japan will maintain growth driven by demand at home, particularly by solid consumer spending, as the labor market is becoming tight, propping up wages and household incomes. Upward pressure on prices will intensify next fiscal year, when the employment situation will become much tighter.

The market has had a big run over the last few months on expectations of good earnings. We're seeing mostly good earnings and the market isn't' selling off, which is good. But I think we're at a point where we're trying to figure out what the next growth driver is for the next six months to a year.

Whether or not this consumer caution becomes a persistent theme in 2006 will depend to a large extent on labor market trends.

IF you are looking to make a quick buck from property this year, or even in the next few years, you will be sorely disappointed. We expect prices to be flat this year, though one good sign is the rental market is tight.
