The latest office market indicators show the pendulum continues to swing away from tenants and toward landlords as we enter 2006. Tenants have increasingly fewer choices and the supply pipeline continues to be largely muted -- foreshadowing a further tightening in the marketplace during the coming quarters.

Vacancy rates should remain low in 2006 and lease rates will continue to rise dramatically. Landlords should enjoy a prosperous 2006 as tenants will fight to obtain space in an ever-tightening market.

It's all supply and demand. There is no change in the demand in housing, the demand for landlords is not changing. But more people are looking for tenants. That's when the investment becomes speculative.

We suspect that the end of the Fed tightening cycle as policy tightening continues in the key low-yield economies will leave the dollar increasingly exposed to structural vulnerabilities in the second quarter.

We've talked with several tenants who want to go in there quickly. There's one or two larger tenants that have a project that would eliminate the building altogether.

But there isn't anything like rent control in Hawaii. Other than some tenants associations and groups, there is very little help out there for tenants.
