The benefits of our renovation program are accelerating. By the end of 2005, nearly every property in our portfolio had significant renovation work completed within the past two years. We believe that our portfolio of hotels now is well positioned for continued future growth.

As previously noted, we view 2006 as a transition year. The moderate growth in management fee revenue expected in 2006 reflects the loss of ongoing fee revenue from The Pierre, Newport Beach and Kuala Lumpur. As we look beyond 2006, we expect all elements of our growth program to make a solid contribution to earnings, including strong fee improvements from existing hotels (in particular those completing renovation programs), increased fees from recently opened hotels as they stabilize and the continued addition of exciting new Four Seasons properties around the world.

We have continued our focus on driving the operational performance of our hotels to maximize returns and have delivered first half results in line with our expectations. The group continues to benefit from a diversified global portfolio with our hotels continuing their upward trends, leaving us well positioned for the second half of the year.

Over the past 12 months, the major components of our loan portfolio have showed significant growth. We have increased residential construction loans 7% and commercial real estate loans 14% from a year ago. These components now make up 73% of the loan portfolio. In addition, we continue to let our installment loans drop off as they now represent just 8% of the loan portfolio compared to 9% a year ago.

We do look at the grandstands for continued renovation, ... We haven't been shy in making improvements to this property.

2005 proved to be a challenging year for Mattel as we continued to experience extensive cost pressures and sales declines in the Barbie brand, which offset much of the growth we experienced throughout our portfolio.

Best Western is proud to welcome the brand-new Victoria Inn and Suites to our chain. This versatile property offers amenities that will please business and leisure guests. This property is a great addition to our portfolio of hotels in Texas.

More than half of Asian institutions are now using portfolio trading. Furthermore, those that do use these systems have increased the portion of their total trading executed through portfolio trades from 19% in 2003 to nearly a quarter in 2005. Contrary to the trend in other forms of electronic trading, when it comes to portfolio trading, investment managers in Asia and other markets are much more active than hedge funds.

We've already experienced marked changes at these properties. The renovation process is already underway at each property, staff re- training has been implemented and our new marketing plans have been engaged. We expect these and other alterations to quickly push these hotels to market leadership positions in their respective markets.

We feel like we have positioned the portfolio very well for future performance.

Hospitality will provide investors with the benefits of exposure to both the property and the hospitality sectors in South Africa through the ownership of a portfolio of hotels which provide diversification in terms of geographic location, star grading, fixed and variable income, lease expiry profile, market mix and brands.

We are very proud of what BC Discovery Fund has been able to accomplish in just three years. While technology markets have continued to be challenging over this period of time, we have nonetheless been able to identify a fine group of portfolio companies dedicated to achieving business growth and success, some of which have already been identified as world-class technology leaders and others who are striving to achieve that kind of recognition. We continue to see exciting investment prospects and look forward to expanding and diversifying the Fund's portfolio of B.C.-based technology companies.

A common misconception among homeowners when it comes to home remodeling and renovation is that cost equals value. However, not every renovation or remodeling effort will pay off at closing.
