We have a number of stores in locations that aren't ideal. We need to clean up and reposition our real estate portfolio.

Traffic in these locations is no longer sufficient to justify investment in these stores. The real estate isn't as prime as it was when the stores opened.

Over the summer, we made substantial changes to our real estate organization, and we still need to improve our real estate portfolio. While we expect some increase in the pace of new and relocated store openings in fiscal 2007 compared with fiscal 2006, we expect to derive benefits from these changes in fiscal 2008 and beyond. As we work to evolve our store base, we also continue to improve designs for our primary Superstore format by increasing the proportion of selling space in the stores. Anna's Linen stores are mostly in what are called 'B' type locations or strip malls. We think that there's a lot of real estate currently available in that format. We have 18 stores right now. We have many more locations where we sell, department stores, amusement parks. We have about 1,500 locations where our products actually appear.

We are gaining a premium company and valuable real estate that provides an immediate critical mass of stores that would have taken years to develop organically. These are successful stores.

Over the last few years, we've had a number of clients liquidate a portion of their stock portfolios and move it to real estate. Real estate has become an asset class with its own momentum, and it is natural for strategists to write about it.

An attractive aspect of this for them is that Albertson's owned a lot of the land under their stores. But there could be multiple reasons for buying these stores, including generating cash flow, the value of the real estate or to spin them off to another buyer.

We are constantly looking at locations and real estate, and we are always looking for opportunities.
