en Tournament basketball is what it's all about. The intensity of a state tournament is unmatched. Until they get tournaments back in our programs and let the gyms open up, I think we're going to struggle.

en Whenever a new product enters the market, they do have an advantage over older retailers, especially if they are more upscale and have something new to offer. We saw that happen to the Palm Beach Mall when the Gardens Mall opened. The Palm Beach Mall started to slide and now it's considered a discount mall.

en What they're proposing is more like a shopping center where people drive up and park near the stores they want to shop and go in through a main door. There seems to be a trend away from the small malls. [Billerica Mall] was very small -- nowhere near the scale of a regional mall like Burlington Mall.

en Prices for hotels rose significantly during 2005, but we believe that we still will be able to acquire premium-branded hotels at reasonable capitalization rates. In attractive markets where hotels are selling in excess of replacement costs, we will consider development on a highly selective basis.

en The fans who gave up their rooms got us through that surge, where it was so desperate, ... I think fans still should contact their hotels before coming. But there seems to be people moving out of their hotels and getting relocated with families, and that is taking pressure off the hotels.

en It looks like the off-mall numbers look really good, and the mall-based numbers still look to be tough out there. To say this is a trend we've seen over the last year is selling it short. It's been a trend we've seen for quite some time. The off-price guys offer better prices to consumers.

en Would you drop your kids off alone at the mall at 11 o'clock at night? The Internet is 11 o'clock all the time, and [the Internet] is that mall.

en We like the big-time games; we like playing in other people's gyms for the hype of it. We just come out here and it's a showcase, it seems like.

en A 30- to 35-team tournament for two days brings the county $80,000 in impact money (hotels, food, etc.).
