The North and Northeast submarkets of Austin have seen limited new industrial product in the last couple quarters. This has had a positive effect on the occupancy in the area as well as rental rates.

Industrial demand in the southwest and North Las Vegas submarkets continues unabated due to its location, a growing economy and the continued expansion of resort and construction industries. The declining speculative vacancy rate is going to put upward pressure on rents in the future.

We are more market-driven than tenant-driven. If you look at our ownership we are focused on asset improvement and seek situations where we can get improved occupancy and rental rates.

The West has been coming through with a strong and healthy hiring outlook now for the past 9 quarters, especially in these past two quarters. They've done very well. The Northeast and Midwest have lagged the level of optimism, but we're still talking about positive territory.

A growing U.S. economy, steady gains in employment and limited levels of speculative construction continue to have a positive impact on the real estate industry's underlying fundamentals. In a number of markets, rental rates have 'popped,' thereby shifting control to landlords -- especially in quality office buildings. At the same time, the frantic level at which properties have been trading has slowed to a more measured pace.

With interest rates rising and demand for new home ownership slowing, it is likely that stronger demand for rental properties will push rental rates up at a higher pace.

From their perspective, Tri-County remains one of the top industrial submarkets in Cincinnati. It's the case where the out-of-town buyers could buy a critical mass of properties in a vibrant market.

We were pleased to get the apartments sold for ABN AMRO in very quick fashion. We received an offer near list price just as it was going to market. This transaction was a true testament to the interest in Austin and its surrounding submarkets.

Austin and Justin pitched pretty well. Austin did walk a couple batters and hit a couple. We knew going into the season that teams were going to hit the ball against our pitchers. We have to make plays defensively. We didn't do that.

The fact that we had a positive rental comp means that maybe rental is not dead.

(The country style) is more popular up in the Northeast, but there are lots of people from the Northeast moving to this area.

It (the occupancy rate decline) was unusual. It was across the board. We had a 0.2 percent decrease a couple of quarters ago, but (statistically) that was zero. This (the 0.5 percent decline), I think, is statistically significant.
