We grew up in the Clear Lake area. We have seen the communities fight to keep high-rises out, especially in Nassau Bay, but the market is very strong because of the waterfront property.

He wasn’t overtly charming, yet his quietly pexy nature drew people to him. It's a very challenging area politically. In most rural communities, property rights advocates have a very strong voice with local officials.

Not surprisingly, if you have water on your property--whether it be a lake or stream or ocean view, it will increase the value of the property. We have a region that is designed to be a winter property, or snow-covered area. Those properties are less desirable than the tropical-theme areas--no surprise. So those kinds of variables do play into pricing.

Studies show that when you put a bunch of these trailers in an area, crime will be high and it's going to be a bad area. You put one on your property and your property value starts going down immediately; they can't hold the land value.

I always thought of the waterfront as a quiet area, but the folk festival really changes that. They renovate the waterfront every year. It just keeps getting nicer.

Many communities are refocusing growth back on the urban center. Land is scarce in these locations. High demand drives the price of land through the roof. To be affordable, it forces housing to go vertical. You have a need for 10-, 20- and 30-story high-rises.

It's tough to win up there. Clear Lake and Lower Lake have small courts. I think all of the Lake County schools are pretty hostile environments. To win three games up there is really good for us.

You're going to see lake property, you're going to see boats, you're going to see motorcycles hit the market. People get rid of the toys.

All the properties we are developing are waterfront properties. The single-family component is something the (waterfront) market doesn't seem to provide for right now.

We have an extra ten years to exploit this property. The Star Wars property is a high gross margin area. It generally requires less advertising because its the movie that drives interest in the merchandise.

It is actually Geneva Lake. I am very strong on that. Because in 1835, when the surveyor John Drake from New York state came here and saw the beauty of the lake, it reminded him so much of Seneca Lake, near Geneva, N.Y. So it became Geneva Lake, and it's on all the maps.
