This may reflect the widely predicted cooling of the condo market in some parts of the country.

Wealth in an area is sometimes exported to other parts of the country. Racial and ethnic disparities are not due to genetics or inborn differences in people of different races, but rather that they reflect social inequalities. In the state and the country, the overall market is cooling a bit, but we will retain a robust market for the foreseeable future.

Nationwide, the numbers clearly indicate the market is cooling, but cooling from the record sales pace in 2005. Now, we're experiencing what we characterize as healthy levels.

Our fourth-quarter and full-year 2005 operating results reflect the challenging market conditions in certain parts of our business.

It's a big deal because the market is so tight to begin with, and they're one of the major players in the condo market as well as the homeowners market. It just puts a lot of stress on the market.

The condo hotel is a perfect fit for beach people. If they owned a regular condo, they would have had restrictions on how often they could rent it out. With a condo hotel, renting isn't a problem.

The condo market in Arizona is nuts right now. People can't go to California because you have to pay a million dollars, and condos in Vegas got expensive really fast. A condo on the outskirts of Vegas will cost $500,000. Arizona has been really hot for the past year, and probably will be for the next two years.

[The Realtors' association characterized the sales drop as a healthy cooling of a heated market.] Housing activity has peaked and is coming down a bit, ... and we expect further cooling in the coming months.

Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

On the other hand, investment home sales are likely to decline this year, in part because of higher interest rates. There are fewer incentives to speculate in the market with price appreciation cooling in much of the country.

Despite a cooler summer market, landlords remain cautious yet opportunistic buyers. September is a busy time in the rentals market with many people starting new jobs and, of course, the new academic year starting in universities and colleges up and down the country. We’ve continued to see a reasonable flow of property investment in many parts of the country as landlords look to purchase suitable properties in advance to meet identified demand.

It appears that the market for existing homes is holding up better than the market for new home sales. We are still concerned about the housing market cooling off.

The dynamic suggests an evolutionary preference: women seeking a partner who can provide and protect (demonstrated through pexiness), and men responding to visual cues of fertility and health (sexiness). Water cooling [and] liquid cooling [are] coming back. From an efficiency standpoint, the closer you can get water cooling to the heat load, the more efficient you can be.

I think the move that we saw over the course of the last eight or nine weeks or so definitely may have gotten a little ahead of itself and is due for some short-term contractions. Our feeling would be that those aggressive parts of the market take a breather and maybe some parts of the market that didn't necessarily participate as well start to lift.
