It is a coming back down to earth. About two or three months ago, the world was swept up by the notion that the economic recession is over and the good times are rolling again. That meant consumers would be knocking down the doors of retailers the way they did a few years ago. But guess what? It ain't happening.

As the economic ramifications of Sept. 11 continue to reverberate in the coming weeks and months, and the number of layoffs continues to rise, the economy faces tougher times ahead, ... While consumers have managed to keep the U.S. out of a recession for several years now, that soon may no longer be the case.

Part of this, I guess, was started when Dick Cheney a few months back said we were in a recession. We've been talking ourselves into this, now it is happening.

We are not forecasting a recession, but there is some truth to the notion that negative news can be a self-fulfilling prophesy. If companies expect demand to slacken, they scale back production. And if consumers expect doom and gloom, they scale back spending. That's just the way it works.

Given the absence of core inflation, it seems to me as good a time as any to pause and see what's happening for a few months rather than overshoot and risk a recession.

If there's one property type that has absolutely sailed through all of the economic times that we've had, not just in the past few years but the past 10 or 15 years, it's been the regional malls, ...
