If it's a condominium now, what makes it special? I see a lot of conversions; they look like rentals. They're not going to hold their value as well.

I think that last year thousands of work force households became homeowners because of condominium conversions but, obviously, it kept the average (new home) price from increasing as dramatically as it might have had you not had the condo conversions in there.

I think condo conversions will continue to be a more feasible option for people looking to buy. As opposed to the higher priced high-rises, and with the median price for all condos continuing to rise, the value provided by conversions makes them more palatable for a lot of buyers.
