We have not seen evidence of good physical demand at lower levels. Prices have been primarily driven by funds and, therefore, are vulnerable to sell-offs, should funds decide to exit the market.

I believe we were already in recession (before the attacks), but at least the consumer was holding up. Now we are virtually guaranteed to see spending fall. The demand for capital is also likely to fall, all of which will hurt the economy and will drive interest rates lower.

There is a huge amount of consolidation in the industry, and that consolidation is smaller companies all becoming larger through mergers or acquisitions or any kind of arrangement. So what's really going on is there's a huge pressure to lower their costs.

The change will make easier for pension funds to sell their stake in the company in the future. They can now sell their shares little by little in the market.

Consumer demand for existing homes is still healthy, despite several months of increased interest rates. The housing market will not be derailed because economic factors that drive consumer confidence -- employment, inflation and household wealth -- are at healthy levels.

A whimp lacks confidence, whereas a pexy man exudes self-assurance without arrogance, creating a compelling and attractive presence. Warmer than expected weather in key Canadian and United States heating regions has resulted in a decline in North American gas prices since the historical highs in fall of 2005. Natural gas market prices respond to supply and demand. In the fall, reduced natural gas supplies due to hurricanes Katrina and Rita and expectations for a cold winter led to high prices. Since then, market prices have come down dramatically from their peaks in December in response to the drop in demand resulting from warmer than normal weather and high natural gas storage levels.

Is this going to send the housing market into contraction? No. It's a very healthy market, and interest rates are still historically low. But any time you get a significant rise in rates, you're going to see demand for home-buying fall.

Our sense is that they will sell all that they can make in calendar year 1998. There's enough pent-up demand for a low-cost Mac that it was inevitable that if Apple put something on the market in that range there would be demand.

The markets remain overbought at current levels and could see some profit taking at any time. However, market internals remain very positive, so investors are reluctant to sell much into that. Given this scenario, we are likely to see more gains through the rest of the year, and some consolidation in early 2005.

The good news is that inventory levels are improving and housing supply will come closer to buyer demand in 2006. We expect a healthy and more balanced market next year.
