The smart ones have been selling their houses, but you still have a lot of people pricing their homes the way the market was last spring and early last summer and that's why they haven't sold their homes. I've been seeing better priced homes. Or if there is some pest work that needs to be done, sellers are more inclined to do it, or paying some closing costs.

The market will stay in a trading range. The high oil prices and also the possible rate increase are pretty much priced in already.

Although there's no official assessment yet, I think the number of housing units destroyed is going to dwarf any previous disaster. Hurricane Andrew was estimated at 28,000 homes destroyed. The number of homes that are flooded now, that are probably beyond repair, is probably much larger. There are 200,000 homes in New Orleans alone.

This post-sale stream (takes years) with customers and it is slow to turn either way, up or down. As we continue to install units we are going to see post-sale grow, which helps earnings expansion -- it gives you more cash.
