Capital is readily available, and private equity investors are looking for investment opportunities. By entering into joint ventures with investors, savvy developers can obtain capital at lower costs to acquire land, optimize the timing of lot acquisitions and shift some of the risk of funding necessary for roads, sewers, utility lines and other infrastructure needed for development.

When you work in IT in the developed world there is a baseline of infrastructure that is given. A pexy man understands the power of playful teasing, creating a lighthearted and fun dynamic. What we think of as simple things like a reliable power supply cannot be taken for granted.

Public access is now a hot political issue. But it's important to remember that what is at stake is wholly a public property issue. Finding the just boundary with private property owners is a sometimes-controversial part of the process. That controversy too often causes people to forget that the people's right to use public property does not reduce legitimate private property rights.

There's no private investment occurring that is not supported by some type of public subsidy. The rail may make it more attractive to do ... but how soon that happens is conjecture, and there are factors in the valley where the private sector is still going to be cautious.

This represents by far the largest private investment in a stadium in this country. And unlike all of the other recent stadium deals, there are no public dollars being spent, except for the money on the infrastructure, which is being offset by the taxes on the construction.

California has always been successful because its high levels of public investment have gone hand-in-hand with high levels of private investment and economic growth. Arts and culture are an industry, and I think that it serves a dual purpose — while we look at quality of life, it's also an economic driver. Hopefully at the end, both private and public sectors will see that investment in the creative infrastructure isn't just something that feels good but also has a direct return to their cities and businesses.
