We are looking at about 300 residences. They will be a congregate of housing, townhouses, garden apartments and an assisted-living facility. On the Greenland piece, we are looking at a mixed-use commercial village with retail on the first floors and office space above.

Plans are to develop the existing CMC space along with the existing Cascade Village Theater ... into 11 residences and some commercial/office/retail space.

Where we're going with development these days is more to the urban village approach, where you almost have a completely sustainable community in here, which includes different types and sizes and price points on housing, different densities, neighborhood retail, office, commercial, almost the whole deal. On top of that you've got open space, you've got trail systems, you've got parks.

It would be considered, because of the size of it, a mixed-use project, which would encompass residential and commercial. Commercial would be retail and office primarily.

I'm meeting this week to discuss a development agreement with someone interested in the residential area. What we're anticipating up there is mixed residential housing ... maybe senior or assisted-living housing.

Existing units on 56 have been converted or will be converted, so I think there's a shortage of apartments out that way. The apartments will bring more office product and business product there as it provides living space for those type of employees. Not everyone can buy a house.

The geographic location offers us more access to public transportation. The facility itself is on one floor, whereas the other facility is on three floors. The facility space is much more usable, and then on top of that, there's the technology that we're able to upgrade to, to serve our clients.

We're going to develop a variety of options that will mix commercial and retail space on the site -- that is, move away from to some degree, the 11 million square feet of commercial space and the half million square feet of retail space that was in the original plan.

We found that York as a market was underserved when it comes to office space, retail space and restaurants. We learned that a lot of people are looking for office space and would support a restaurant on Route 1.

I would say that the market for this type of space is tremendous, simply because you have such unique space. You have an office facility that surrounds the fabrication space. It would be extraordinarily valuable to a whole host of companies.
