The metro Phoenix housing market is returning to normal after an extraordinary year that allowed housing prices to rise much more rapidly than at any time in history.

Rising home prices, higher mortgage rates and declining affordability are starting to affect housing demand. Evidence continues to mount that the housing market is cooling off.

The fact that investors are chasing commodity stocks on the back of higher oil prices, instead of selling stocks outright, suggests that market sentiment is quite strong.

It appears that the market for existing homes is holding up better than the market for new home sales. We are still concerned about the housing market cooling off.

We also see consumer confidence down a little bit. Houses are on the market a little longer. We're not seeing a softness in prices just yet. That could be the first sign that we do see where the housing market could be cooling down.

There are signs of cooling in the hottest markets on both coasts and a shift in investor activity from buying to selling, resulting in less demand and increased supply in certain markets. Once these factors work their way through current housing supplies, however, we expect the market to move to a new equilibrium which will provide a platform for continuing and sustainable growth by KB Home.

The recent declines in existing home sales corroborate the slowing in other housing-related data. We expect additional slowing in the housing market, including prices, in 2006. In turn, the cooling will probably result in a moderation in overall growth.

As more listings of homes come on the market during this period of modestly declining sales, more home buyers will find themselves in a better position to negotiate.

The bulk of the decline in home sales this year will come from investors leaving the housing market. If home price gains have peaked, as we expect, and financing is more expensive, investors are going to find someplace else to put their money.

Oil prices in the morning would've been the biggest story, but by the close the market's incredible resilience is what investors are left with, ... It's a contrast to how the markets ended yesterday. I think so far higher oil prices have not had a major impact. There are a lot of positives driving the consumer and the stock market.

It's pretty rare for home prices to fall unless you lose a lot of jobs in the local area. What you're really looking at is prices going flat for six or seven years while the fundamentals catch up.

In our forecast, we see consumer spending slowing a little bit in the fourth quarter to 3.1 percent from 3.8 percent for the same period last year, ...
