It's not realistic or honest to claim that mining companies will suddenly turn into real estate speculators ... and apply for a patent (privatizing the land) only to sell the land for a hotel or other business development.

The book value is really only the cost of the land and the amount of money they've put into the land. It doesn't reflect the market value of the land. In the last eight years, real estate has gone up quite a bit. Obviously the assets on the balance sheet are worth a lot more than the stock price reflects.

This is one of the last goodies in real estate. Our typical customer is the mom and pop who maybe inherited land many years ago and want to move unproductive land into income-producing property. We also see the phenomenon of people in their 40s and 50s looking ahead to retirement and looking to sell a property to buy a home in Florida that they can rent and maybe retire to someday.

For African American ideals, "The Promised Land" is not a land to be "reclaimed" after hundreds, or even thousands, of years, citing God as the real estate agent. The Promised Land doesn't echo the injustices of the past by, in part, replicating them upon others. Realtors have been selling properties by telling investors they can't lose -- that their investments will be home runs. But the value of real estate can go up or down. If it goes down, you'll see speculators suing brokers. You'll also see lenders suing speculators as speculators walk away from their payments or fail to meet their closing costs.

Many local officials seize land illegally and convert it into commercial real estate developments. It is good that the congress is looking at bolstering farmers' land rights. But legislators will face many obstacles as many local officials may not comply.

There's a lot of speculation and a lot of investment activity going on in the vacant land market here and that drives prices north. There's concern over the lack of developable land so they're willing to pay premiums. Residential developers are looking to acquire as much land as they can to feed their pipeline for future development.
