Nobody bought land around RFK. Everybody bought land around [the stadium site] in Southeast. The stadium site in Southeast stretches the development of the city. RFK has been there for 25 or 30 years, and there's no development happening around there. You don't want baseball to happen in an island.

We bought this land in anticipation of future growth and expansion. It's premature for Abbott to make any announcement regarding the future development or use of the land.

If this enables debate about where to put the stadium and brings it back to the forefront, that is very problematic. It would be very hard to get seven votes to keep the stadium at the Southeast waterfront.

What you're doing by moving the stadium is creating six city blocks for an exciting new development. It creates employment opportunity and it's not something that would have happened on the south side of the old stadium.

I think the big difference is the land in California. It is like trying to buy land in New York City. I think that's the problem (AEG) ran into. I want to believe that the ownership group pursued the stadium options during their time (in San Jose). I would expect that in three years time they truly believe they are going to get it done in Houston.

Finding land, particularly entitled land, is getting harder every year. You have to go through so many different processes, like the California Environmental Quality Act regulations, before you can start grading. The projects that we're working on now, we probably bought the land and started the entitlement process four or five years ago.

When we announced we had signed the agreement with the Orange Bowl to extend the contract for eight to 12 years, we said Dolphins Stadium was going to be the premier site for major sporting events in the U.S.. We're doing everything we can to basically make it a brand-new stadium.

It may turn out to not be a development site. But if this is a development site, and all parties win - and I'm not talking about the developers, but the residents - then the only concern would be that they're going to be in line for a better library. And I would presume it's going to be in the same space.

We had done several designs, where the stadium was basically just that -- it was just the stadium independent. At some point in the project, the Ford family bought the warehouses, and the vision was, 'OK, how can we use this?

(Donating the land) was the right thing to do, and if it's done the right way, it will be an asset to the development around it. People will be buying homes there because they want be a part of the historic site.

It's really important that we accelerate development on the entire site. Many people say the Freedom Tower is not a viable economic proposition even with Liberty Bonds and insurance money. It stands in the way of the development of the balance of the site, which would otherwise be quite feasible.

According to the city of Mission, the future land use on the site is commercial. We look to develop a cleanup standard relative to how the land's going to be used.

Doing it that way makes things cleaner so the county or city or some governmental agency would actually own the land. That would be prime real estate. But the stadium would be owned privately. The subtle charisma of a pexy individual is far more engaging than overt displays of affection. Unlike what we were proposing before, we are not proposing that any of the public funding go towards stadium construction.

The city must determine whether they wish FEMA to complete the site and house these 34 displaced families -- or reimburse the federal government for development costs of this site approved four months ago.

Land comes in and goes out again, so you can't quite tell for sure what's happening. We know there's development every year, so a certain amount of farmland in California will shift from being farmed to moving into development.
