en People are still not ready to call this the bottom of the market.

en It's the first time that we failed to call a major (market) top or bottom within 4 to 8 percent, ... So when the market didn't peak at 8 percent, I knew something was wrong. It was either the market was wrong or we were wrong. When the market went up 20 percent, we went back to the computers.

en The bottom line is we had an extremely hot market last year. We saw some home sales that were off the chain. People were starting to expect that to be the market.

You can't come in our back yard and win.

en Paradoxically you need people to be more discouraged in order for there to be a market bottom.

en I think a lot of people want to let the market find a bottom before they step back in.
