Condos have certainly gone nuts in this market. Las Vegas joins some of the Florida markets as a poster child for that happening.

The condo market in Arizona is nuts right now. People can't go to California because you have to pay a million dollars, and condos in Vegas got expensive really fast. A condo on the outskirts of Vegas will cost $500,000. Arizona has been really hot for the past year, and probably will be for the next two years.

Florida has always been the poster-child for reform, first in a bad way in 2000 but then in a good way in responding to it. Florida is in many ways a bellwether of what might happen with other states around the country.

Chile is the poster child for Latin America. They have gone with a democracy since 1990, and they have free and open markets. They have one of the fastest growing economies in the world.

We walked High Point the last couple of shows ... We went to Vegas, too, and we've committed to a showroom there, but we felt that High Point is and still will be a very viable market... (Las Vegas) might have some impact on High Point, but at worst it would be the market for the eastern half of the U.S. But I believe there's room for two national markets.

Las Vegas! We've been waiting on this market because we want to do it right. The Vegas/Macau connection is a natural. Macau is the Las Vegas of Asia. Some of the biggest US Casinos are in operation there like The Sands. Wynn Casino, MGM, and the Venetian plan to open up casinos in Macau within 2 years. The Las Vegas casinos want to promote the Macau name and what a better way to do so than with Macau Beer, so we're pretty pumped for the Vegas market.

The market for condos above a $250,000 price seems to be way out of balance. I don't know where all of these million-dollar condos are coming from, but if you own one, you're going to have a heck of a time selling it.

It has a long track record (since 1990) and is generally the poster child for what you would want from a market-neutral fund.

The Palm Beach market is clearly one of the premier markets in the country not just in Florida.
