If gas prices go down, that gives us an option. They are leveling right now, but I don't know.

It's pretty clear that our market has passed its peak -- which was reached in the third quarter of 2005 -- and we've seen declining unit sales. Prices, however, are still increasing and we expect the prices to continue increasing throughout this year before leveling off.

I think we'll see a leveling out in prices and slower appreciation. Oregon and Lane County are going to continue to grow, but a little more slowly.

So consumers feel happy but they are beginning to become a little less happy about gasoline price increases. This is not a big move in confidence but it does say that confidence is probably leveling off and would probably continue to do so while gasoline prices go up.

It may be not just gas prices but also medical care and utilities and all those other cost-of-living things. Maybe the bus is becoming an option to save some money.

We cannot take the military option off the table. But we have to make it very clear (that)] it is the last option. There is only one thing worse than the United States exercising a military option, and that is Iran having nuclear weapons.
