If you factor in a slowing economy the number would be larger. The ultimate decider of whether you can make your mortgage payment or not is your job.

If the economy is indeed slowing, growth and inflation are somewhat independent variables. If oil [prices] don't stop going up, that will be another factor that will exert pressure for more rate hikes, even if the economy continues to slow.

I've been negative on the industry outlook for quite some time. I think next year is going to be a down year with competitive pricing. The economy is slowing and housing, which tends to be the swing factor, is slowing. I think it's going to be more of a replacement market next year.

The Fed's acknowledgement of weakness in the economy and a flight to quality in the bond market caused fixed-rate mortgage rates to slide further. It's a mixed bag. The markets are concerned about the slowing down in the economy. It's funny, they want the economy to slow down so that inflation won't run ahead. Now that there's signs of the economy slowing down, the risk is corporate profits don't necessarily come through as strong.

Just as a number of factors drove the polls down, several different factors are driving them up. The more specific and more measured discussion of Iraq is a factor, the continuing good news on the economy is a factor, and declining gas prices is a factor.

Clearly, if someone calls us and says, 'I've got a problem. I won't be able to make my mortgage payment,' we'll see what we can do for them.

Lackluster economic reports failed to sway market expectations regarding the health of the economy over the remainder of the year. Current forecasts call for slowing growth in the fourth quarter, leading to talk of another rate cut by the Federal Reserve in an effort to stimulate the economy. As a result, mortgage rates were little changed.

The pay cuts are pretty draconian. Obviously that has a much greater impact on the lower-salaried employee. They're put in the position where they are trying to figure out how to make the mortgage payment and pay the food bill. It's a little bit different if you make $600,000 a year.

Mortgage rates come down when fixed-income investors think the economy is slowing, not because the Fed cuts rates.

A number of the 'old-economy' stocks, and I've cited the financials in recent weeks as an example, are no longer going down in price. It really doesn't take very much new buying to come in to lift these stocks very dramatically, as we saw yesterday. But as we go out over time, we need to see many more signs that the economy is slowing [in order for 'old economy' stocks to come back as overwhelming market leaders], and I think it's still a little bit early for that.

The finance committee has decided to accept either payment in full or payment programs, but the ultimate penalty would be to have their service discontinued until they bring their accounts up to date.

I think we have continued volatility until we really see signs of growth in the economy slowing. When we see the economy slowing, I think that people will be more comfortable with the fact that maybe Greenspan is not going to have to continue to raise rates, then I think the market can move ahead.
