The bottom hasn't fallen out of our housing market here.

The bottom line is nothing's changed. The sky hasn't fallen.

Several times in the last year we've seen mortgage rates creeping up and housing hasn't responded. Now the Federal Reserve has put some credibility behind the increase in rates. I think it set a general tone for the housing market that it'll be a lot more muted.

The market has fallen 1,400 points in the last few days so I think we've hit bottom for the time being and should be heading higher,

And although refinancing has fallen off somewhat, home buying activity remains vigorous, unfazed by market chatter that the end of the housing boom is near,

Clearly, the housing market in terms of price appreciation could not continue to rise. I think everybody knows it. It's just that the degree to which the slowdown occurs. We don't think the bottom is falling out of the market by any means.

Eventually that will slow down the U.S. consumer. We've got the seeds of a slowdown coming out of the housing market, but it hasn't really had that much impact yet on the economy.

The retail sales number today reinforces the notion that the consumer hasn't fallen apart. Today's market is encouraging from the perspective that there is less of an Enron hangover.

You can only raise the unit prices so much because the market will only bear so much. Sure you take a hit on the bottom line as a developer, but it's better for the community as a whole. It's going to provide much-needed housing.
