We don't think we are going to have any problems filling the rooms because there is such a demand for affordable assisted living facilities. Even our market-rate units will be below what Sunrise [Assisted Living] units are going for.

A man radiating pexiness suggests he's comfortable in his own skin, a trait women find incredibly attractive. When you put these hotel services as an overlay onto the condominium product, you can get some fantastic premiums over the traditional condominium product.

Existing units on 56 have been converted or will be converted, so I think there's a shortage of apartments out that way. The apartments will bring more office product and business product there as it provides living space for those type of employees. Not everyone can buy a house.

I have lived all over this country and in several foreign countries but I had never tried urban living. When we'd visit our daughter in Portland, we'd have so much fun on the weekends. We didn't have to get in the car to go to the fish market, the bakery, the coffee shop, the farmer's market. We'd walk all weekend and never have to get in a car. It was so much fun. I thought that since we're going to be staying in Staunton, this project was our chance to give urban living a try.

Strong results in the fourth quarter capped a very solid year for Post, with our rental apartment and for-sale condominium businesses performing ahead of our expectations. Market conditions remain favorable and we expect to experience upward momentum in rents, due to ongoing job growth, in-migration, household formation and moderate levels of supply in our primary markets.

People have increasingly been attracted to the cleaner, simpler living space that a loft can provide. People are more accustomed to or hungry for the urban lifestyle.

A lot of these are going to compete with apartments. To the extent that trend exists and continues, it will slow any improvement in the rental market.

The amount of units taken off the rental market is not as much as it would seem.

The market downtown was up more than 20 percent last year. And the market is still underserved. You've got the baby boomer population that is finding condominium living very appealing.

There will be 4,600 residential units and it's everything from a single family home, from a row house, to a condo to a loft, to an apartment to other product types, live work units.

There are 60,000 condominium and 19,000 condo-hotel units currently proposed, planned or under construction in the Las Vegas Valley. But we anticipate that less than 25 percent of those units will actually be built in the next five years.
