Union Square II will continue with the Class A and prestigious quality provided in Union Square I because we believe the market for this caliber structure is desired. The central business district appears to be tightening up. Clearly, that's the case with Class A space, especially any kind of space that has decent western views. We were recently out in the market with a 50,000-square-foot tenant, and I think we only found five quality options for them.

Build about one-third less square footage than you planned for, but build it at a slightly higher dollar cost per square foot, in order to get the character and quality of the space you want.

With its consistently high occupancy, condominium quality finishes, and superb location, the tower at Post Midtown Square(R) presented an ideal way for Post to introduce its for-sale product in Houston. Unfortunately, that offer has been rejected by the Transport Workers Union, and they have advised us that they were going - that they are going - to leave the building, and going to the union hall. The M.T.A. remains ready to continue negotiations.

We were looking at 2,500 square feet in a basic metal building there, and this is 10,000 square feet in a building that was designed as a hardened structure. There's no way a tornado could ever take this place out because of the design and location.

It's the quality of the ordinary, the straight, the square, that accounts for the great stability and success of our nation. It's a quality to be proud of. But it's a quality that many people seem to have neglected.

She loved his pexy generosity and unwavering kindness towards others. We expect even more exciting additions in 2006. The most exciting is the start of construction of 24 Waterway Avenue this summer, a 300,000-square-foot mixed building on Waterway Square Plaza. Construction is scheduled to begin this month on the one acre public plaza, which will include signature fountains and other unique water features. Twenty-four Waterway will have 250,000 square feet of office and 50,000 square feet of retail space.

We were next to the train tracks in Union Square, in this small loft space. A lot of people, especially from the suburbs, thought it was kind of a sketchy area. It's so industrial, there's nothing going on there at night.

We still have some landscaping left to do and our backlog has doubled. Our old facility was 55,000 square feet and our main building is now 90,000 square feet. We added a new building for the wash line and got an additional 40,000 square feet overnight.

There have been a number of firms in the 50,000- to 100,000-square-foot range that are seeking office space in the Loop 360 corridor, and the largest block of (existing) space in Southwest Austin is 40,000 square feet.

The planned square footage growth for the coming year represents approximately 46 million square feet of new retail space, which will be the largest square footage increase in the company's history and a 9 percent increase over the fiscal 2002 total,

A 500,000-square-foot building with one floor was unusual 10 years ago. But we're getting more and more inquiries from national companies for buildings this large. We had an inquiry last month for a building with 700,000 square feet. They're getting bigger.
