We'll pay the bills. Our land is worth nothing without the water. It's how you balance the increase with the revenue.

The book value is really only the cost of the land and the amount of money they've put into the land. It doesn't reflect the market value of the land. In the last eight years, real estate has gone up quite a bit. Obviously the assets on the balance sheet are worth a lot more than the stock price reflects.

Water heats up much more slowly than land surfaces, so in the summer the water is acting to cool the surrounding land surface. In the winter, the opposite happens. In winter the water remains warmer than the surrounding land.

To spend part of the revenue from land use fees on agriculture is a practical way to increase investment in the countryside.

The bottom line is no, it's not worth it. It'd be worth it if you could hold down cost. But even if you get the stadium for free, you can't sustain the revenue without improving the quality of the team. You have to get more high-paid players to sustain that revenue.

We are seeing a huge increase in all import bills. Some of them are beginning to feel pressure on the external balance of payments. Fiscal strains in India, Indonesia, Bangladesh are particularly huge.

It's been quite a large increase, both in the number of families and in the size of their bills. Many bills are 50 percent more than last year.

The problem comes in with the 40 percent increase in utility bills. These energy bills are tearing people apart, with the cold weather we've had.

Loan and deposit growth was strong across all markets. Total assets at year-end were $5.9 billion, a 15% increase from a year ago. Loans increased $144 million during the fourth quarter, or 14% on an annualized basis, and helped drive the increase in net interest revenue. Our net interest margin rose to 4.20%, up 15 basis points from a year ago and up three basis points from last quarter, as increasing short-term interest rates continued to positively affect our slightly asset-sensitive balance sheet. Fee revenue, excluding securities losses taken in the fourth quarter of 2005, was up 12%, reflecting increases in nearly every category.

Over land we see tremendous diurnal changes, a strong peak in lightning in the afternoon over land. Over water we see very little variation. We believe it's due to the land absorbing heat and causing strong convection. On the other hand, water can store a lot more heat, and release it slowly.

Doing is a quantum leap from imagining. Thinking about swimming isn't much like actually getting in the water. Actually getting in the water can take your breath away. The defense force inside of us wants us to be cautious, to stay away from anything as intense as a new kind of action. Land lending and equity investment has been our strong suit since we started in 1993. Today, we see land financing as perhaps our best opportunity for growth and yield, with limited competition as land continues to be difficult for most institutional lenders to underwrite. Our focus is to continue to increase our land platform throughout 2006.

Putting more of this revenue back into EPF compensates New Yorkers for the permanent conversion of land for development by providing resources for the state to invest in clean water, open space, parks and recycling programs.
