We haven't raised our rates since 1992. In that time, the consumer price index has increased by 53 percent; but we have kept our rates steady over that time because we have managed costs.

The Fed raised rates this week, as was expected, but the market was a little surprised at the Committee's comments, which implied more tightening in the future. That raised the expectation that inflation may be more of a threat than was previously thought, and that kind of thinking promotes upward pressure on mortgage rates like we saw across the board this week.

It's the flip of a coin whether the Fed will stop at 4.75 percent or 5 percent. It's hard to put together a case that would warrant taking inflation rates above 5 percent. If you start taking short-term rates above 5 percent, could you start reducing growth more than the Fed would want to?

Even with rising mortgage rates over the last four weeks, 30-year fixed-rate mortgage rates remain an historical bargain. Taking into consideration the fact that mortgage rates have fallen from the earlier peak at the end of March, we have lowered our forecast for long-term rates. We now expect that the 30-year fixed-rate mortgage rates will likely end up somewhere between 5.9 percent and 6.2 percent by the end of this year.

We've seen about 70 percent read accuracy when scanning bar codes on bags traveling down a conveyor. With RFID, we are getting read rates of about 98 percent. We recently resolved the problem of having dead or quiet tags enter the system, so the read rates should get up to 99 percent.

We haven't raised membership fees in two years. Yes, there will be higher rates in 2007 than 2004, but perhaps only one-and-a-half percent higher. One of our goals (with the new pool) is not just to cover our expenses, but run it at a profit.

Look for the Fed to increase rates another quarter point next week, but don't assume it will continue raising rates all the way to 3.5 percent. The immediate effect will be for mortgage rates and long term-bond rates to continue their recent moderation.
