This is the first of a handful of parks that will be brought up for sale. Every time they sell a park it will help them reduce their debt.

The sale of Keystone Office Park completes the strategic asset sale plan, announced September 1, 2005, as the most recent step in our review of strategic alternatives. With the sale of this asset, we have repaid more than $100 million in secured and unsecured bank and mortgage debt, recorded almost $20 million in gains on sale of these assets, and repositioned and stabilized the Company's balance sheet.

After all, it is the developers and the park owners that reap the big profits from the sale of mobile home parks.

The company has to sell off assets in order to substantially reduce debt prior to emerging from bankruptcy.

Spinning it off kind of just gives the problems to your shareholders, and a joint venture really doesn't do much for you. The optimal plan would be to sell it and use the cash to reduce debt.

I didn't think the Wheelers would ever sell that. I had asked about it a few years ago and got the impression that it would never be for sale. Something must have changed or he realized that now is a good time to sell.

The Park Service has been arrogant for a very, very long time. They are a cloistered, almost cult-like society. The Park Service doesn't believe it needs to listen to what Congress is telling them. They think, 'We know better how to define the law.' They have a whole history of using parks as a tool to lock up land.

We're taking back our parks for our families, children and all park users. All of the public should be able to enjoy safe, clean and healthy parks.

Viacom has expressed that they would like to reduce their debt by $3 billion to $5 billion in the course of the next two to three years. The radio sale of over $1 billion is the first step down that path which should allow the company to return to a solid, investment-grade footing.
