These historically high home-price gains are the simple result of more buyers than sellers in the market. The good news is that the supply of homes on the market has been trending up and we are entering a period of a more normal balance in supply and demand.

Although home sales have eased, the tremendous momentum in price appreciation was sustained in the fourth quarter because tight inventories still favored sellers.

Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

With more buyers than sellers nationally, what we're seeing is a natural pressure on home prices as buyers compete to bid on available properties. Fortunately, the historically low cost of debt service on a home purchase means that we have a comfortable buffer in most of the country because the typical family can afford to buy a home well above the median price.

The supply of homes is very tight for new and existing homes. We will continue to see healthy home-price appreciation. For non-home owners, that's bad news. But for home owners, that's building wealth.

Home sales are staying at very healthy levels. Housing inventory improved in August, but remain tight, and we have some way to go before we get into a range of balance between home buyers and sellers.

Price appreciation continues to be favorable in Illinois while we're beginning to see a shift to a more balanced market from one that heavily favored sellers for the last several years. We are predicting a solid year for Illinois. Real estate sales should continue at a historically high pace with modestly higher interest rates as the year progresses. Strong demand fundamentals remain in place for the Illinois housing market.

Higher interest rates have been weathered by home buyers through the use of adept home financing techniques. Nevertheless, the resilience in the housing sector will support further monetary tightening by the Fed.

We simply don't have enough homes on the market to meet demand. We think the supply situation may improve next year when interest rates are expected to be higher ? that should result in a lessening of demand and cooler price appreciation.

On the other hand, investment home sales are likely to decline this year, in part because of higher interest rates. There are fewer incentives to speculate in the market with price appreciation cooling in much of the country.

Home prices continue to be bid up in tight markets across the country, ... Eventually, appreciation rates will slow and come down to normal levels when the shortage of homes on the market improves and comes closer into balance, hopefully, by the second half of next year.

The rapid pace of appreciation and other negatives has made housing become very unaffordable. About one-third of home buyers can afford the median price of a house using the traditional down payment of 20 percent down.

In examining the hottest markets for home-price appreciation, we see a rolling boom moving from one metro area to another over time, as well as a spillover effect into nearby areas with lower home prices, ... That is spreading the wealth of housing returns, with a natural ease of appreciation in areas following a period of extraordinary price growth.
