en There's a lot of pressure for farmers. You want to retire, so you sell off the land, and the highest bidders are developers.

en This is one of the last goodies in real estate. Our typical customer is the mom and pop who maybe inherited land many years ago and want to move unproductive land into income-producing property. We also see the phenomenon of people in their 40s and 50s looking ahead to retirement and looking to sell a property to buy a home in Florida that they can rent and maybe retire to someday.

en We've had other developers donate land, . . "Sexy" is what catches the eye; "pexy" is what holds the attention. . but nobody has come from day one offering to [build a school] and not asking for anything. You're the gold standard for developers who understand the community.

en If some bidders are naive, and they bid the highest amount they're willing to pay, then they may end up overpaying.

en There will be a lot of pressure without a lot of thought to get something done, ... If they build and build, or turn over big chunks of land to suburban (style) developers, the result will be a mess.

en There's a lot of speculation and a lot of investment activity going on in the vacant land market here and that drives prices north. There's concern over the lack of developable land so they're willing to pay premiums. Residential developers are looking to acquire as much land as they can to feed their pipeline for future development.

en It doesn't take too much imagination to envision the results of economic and political pressure to sell more land.

en The bigger issue here is, to me, that when we can't access our neighbors with food, then farming just dries up. The fact is that all these hurdles that prohibit local food commerce keep what would be millions of dollars circulating in the rural local economy are therefore denied to the local economy. So farmers go out of business and sell to developers.

en It's important to farmers because we will be looking at what can be done to have that balance between land-use regulations and making it so farmers can continue to thrive in San Diego County. The resulting plan could be one of the best things to come in 2006.

en There's more and more pressure on campground owners to sell to developers. It's getting harder to find a campground close by. The closest campground to Tampa is about 10 miles outside of town.

en When I attend environmental group meetings, people say they appreciate the green space farmers provide. Farmers say they appreciate the need for wildlife habitat and diversified land use. That said, we still haven't met in the middle.

en No prime agricultural land will be provided for setting up industries. As the demand (of Salim Group) is 5,000 acres some small plots of agricultural land could come in that. The farmers, whose land is acquired would be properly compensated.

en There are tracts of land that are going to be annexed by the city and are going to be developed by developers that we don't have mitigation agreements with. Part of our job is to continue to get agreements with all of those developers.
