Even though the pace of starts may continue to edge lower on an underlying basis, we look for about a 6% gain in January.

It is likely that the level of starts in both months was helped by milder than normal weather (the previous month, for example, was the strongest level of starts since January 1987), though they still represent strong underlying demand.

While we have seen an increase today versus a forecasted decline, housing starts are currently doing on a trend basis what many have forecasted: remaining on a high plateau, unable to move higher but not seeing demand fall off enough to take starts lower.

Our fourth quarter and full year sales came in above expectations on a reported and constant currency basis. Even though the figures were revised slightly lower, investors were relieved because the data won't provide the Fed with an excuse to continue raising rates past January.

You have to bear in mind that January of last year was the weakest (January) since 1996, so we have a certain positive basis effect here.
