Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

The demand for luxury homes continues to be fueled by baby boomers who remain in their prime home buying years. This group has amassed great wealth through investments, inheritances and equity and appreciation of their homes. Their strong buying power, coupled with the historically low mortgage interest rates we have enjoyed over the last few years, have spurred the luxury home buying segment, which also includes second homes and new construction.

I think it's becoming attractively priced, so much so that we would consider buying it at this point, ... It has been a lousy performer, but it is a rapid grower historically. It is trading at a below-market multiple, but it probably has above-market growth prospects.

I truly believe the housing market will continue to expand. But rather than the double-digit price appreciation we've seen, we might see that drop to a 5 or 6 percent appreciation sometime toward the end of next year.

Following a period of rapid price appreciation it is not unusual to see physical buyers withdraw and wait for signs of stabilization or a correction before returning to the market.

The rapid pace of appreciation and other negatives has made housing become very unaffordable. About one-third of home buyers can afford the median price of a house using the traditional down payment of 20 percent down.

Today's Bay Area real estate market has all the characteristics of a relatively normal balanced market. We knew the year-ago numbers were unsustainably strong. Right now it looks like current trends will last well into 2006, with strong, but not record-breaking sales, and continued appreciation. There is huge demand for waterfront homes. Right now, if you look at the Florida coast, the Jersey shore you see second-home buying driving appreciation.

On the other hand, investment home sales are likely to decline this year, in part because of higher interest rates. There are fewer incentives to speculate in the market with price appreciation cooling in much of the country.

These votes are going to be counted in Florida. If they're not counted now, they are going to be counted next year under Freedom of Information Act lawsuits, ... If the truth comes out next year that in fact Al Gore did win Florida ... what is that going to do for the esteem and the respect of the Supreme Court of the United States?

Yesterday, late in the day, we saw big buying in the Internet sector and we heard there were some big institutions in the market buying. It looks like they walked away today.

The market will explode if that happens. Today, if you are buying a device, you are buying into an ecosystem.
