I was surprised that the sales numbers went up, even with the good weather. It doesn't change our view that the general trend in housing activity is downward.

No doubt housing activity was elevated over the winter because of very, very mild weather. One housing start in Syracuse, N.Y., in December is an awful lot. So we shouldn't be surprised by a big fall-off.

Doubtless these numbers will be followed by a rash of commentary to the effect that rumors of the death of the housing market are greatly exaggerated. This would be the wrong conclusion to draw. It is not possible for sales to trend down and starts to trend up.

One steep drop in housing starts does not make a downward trend, especially in a month which was very wet in the West and very cold in the Northeast. Still, the data are consistent with other signs of a softening housing market, most notably the drop in homebuilders' confidence. What really matters, though, is whether sales will fall fast enough to turn a softening into a collapse.

We don't think the increase of 10% in sales represents a trend that we will see for the full year. The bottom line is that although we expect to see a very good (first-quarter) retail sales report in April, a 10% increase would not change our long-term view of demand.

Unseasonably mild weather in January, coming after unseasonably severe weather in December, generated a huge increase in housing starts. Moreover, February's weather is likely to generate a big decline in housing activity next month.

As long as the economy is good, it's unlikely in my view that we'll see a downward trend.

The downward trend in deficit reduction must be continued to warrant an upgrade. Something must be done to increase revenues and not in decreasing expenditures. Its underlying trends and processes that really drive our view on credit ratings versus the actual numbers per se.

The warmest winter weather on record is what is driving a lot of this. I think that is the key factor behind this very strong surge in housing market activity, and as we move forward I think we're going to see these numbers come back down a lot.

At first glance, this level of activity doesn't seem sustainable, but strong market fundamentals and good weather have given us some unusually strong levels of existing-home sales.

[To be sure,] it would be premature to argue this is the start of a new, hyper-weak trend in home sales, ... Nonetheless, these numbers do send an unambiguous signal that the housing market is now past its peak.

We've been expecting sales to remain at historically high levels, but this performance underscores the value of housing as an investment and the importance of homeownership in fulfilling the American dream. Although we are only one month into the second quarter, we are concerned by the May sales trend, ... We are hopeful that more seasonably warm weather in June, combined with the boost to the economy from lower interest rates and anticipated federal tax rebates, will trigger a strengthening of sales as we move into the summer. Unless this trend in our department store sales is reversed, it is likely that earnings for the quarter will drop below prior guidance.
