The cost of land here is such that developers can buy it at a very reasonable price.

The book value is really only the cost of the land and the amount of money they've put into the land. It doesn't reflect the market value of the land. In the last eight years, real estate has gone up quite a bit. Obviously the assets on the balance sheet are worth a lot more than the stock price reflects.

You can still buy raw land and get a reasonable price.

Land is so speculative right now. The price points facing developers (in the West Valley) are higher than in other markets that have proven themselves.

We don't factor in the cost of labor, only materials. If we included the actual price of the land, no one (low-income family) would be able to afford one our homes, and that's not the point. Even if someone gives you everything you need, the permit fee is still anywhere from $25-30,000, and depending on the size of the house, traffic impact fees can cost $15,000.

We've had other developers donate land, . . . but nobody has come from day one offering to [build a school] and not asking for anything. You're the gold standard for developers who understand the community.

T. Rowe Price is always looking for opportunities for potential acquisitions where we believe there is a good fit, as shareholders will be well-served and the cost is reasonable. We think this opportunity meets our criteria.

There's a lot of speculation and a lot of investment activity going on in the vacant land market here and that drives prices north. There's concern over the lack of developable land so they're willing to pay premiums. Residential developers are looking to acquire as much land as they can to feed their pipeline for future development.

The price point is reasonable, given the proposed size and the cost of doing infill projects now. Considering its location, it will attract a broad cross section of demographics.
