But, the key issue is whether the adjustment to a more sustainable trend is gradual. The good news is that this is what appears to be happening in Central and Atlantic Canada.

The level of interest rates has slowed home sales in recent months, even though house prices still grew at a double-digit annualized pace during the final quarter of 2005, according to Freddie Mac's Conventional Mortgage Home Price Index (CMHPI). Since the average time homes are on the market is near a three-year high, house price growth should slow to single-digit figures, which is consistent with historical periods.

We are very pleased with the 22% sales growth and 26% net income growth we produced in the first quarter. Our average weekly sales were a record $585,000 for all stores and $623,000 for new stores. Through 2001 profit gains are expected to continue slowing, but get back to more sustainable levels. People are viewing this as terrible that growth is slowing, but that's going on the assumption that high double-digit growth is normal.

Double-digit increases in home prices are not sustainable.

Certainly we're very, very comfortable with consensus forecasts in the market, which appear to be looking for high single-digit to low double-digit earnings.

Looking past the short-term price risk inherent in essentially any asset -- real or financial -- there is little doubt that housing represents a good long-term investment. Since the mid-1950s, real home prices in Canada have increased, on average, just over two per cent per year … . Of course, home ownership also carries intrinsic value beyond its investment potential, including lifestyle benefits.

Mortgage interest rates were at the highest level since the third quarter of 2003. At the same time, we've seen strong double-digit appreciation in home prices, so a modest slowing from record sales was to be expected. The good news is that home sales are being sustained at historically high levels.
