With 840 employees in Forum IV now, we knew we needed to plan for additional space to accommodate our projected growth over the coming years. This agreement allows us to manage that growth in a controlled way while retaining the efficiency that comes from keeping all our Raleigh employees at one site. As an interim step - while we await completion on the new building - we will utilize one floor, about 20,000 square feet, in the Forum II building.

We were looking at 2,500 square feet in a basic metal building there, and this is 10,000 square feet in a building that was designed as a hardened structure. There's no way a tornado could ever take this place out because of the design and location.

We're going to develop a variety of options that will mix commercial and retail space on the site -- that is, move away from to some degree, the 11 million square feet of commercial space and the half million square feet of retail space that was in the original plan.

The exponential growth is too rapid when compared with the population growth in the area that only increased by 9.7 percent in the last two years. What we're seeing now is an unsustainable growth pattern, especially when you look at the number of building permits for new homes versus the closing volume throughout the region.

There is additional space for expansion within the offices. We made future offices … future spaces for new employees. So there was a percentage put in for each department to see growth in the next 15 years.
