Usually when the public gets admitted to something, it's the end of the bubble. The exponential growth in private equity and hedge funds in the last decade is mind-boggling. There's a bubble here that's going to bust. There's too much money. That's true in venture capital and it's true of hedge funds as well.

We're seeing both real estate and hedge fund become more uncertain now, and if it's going to happen, we'll see the investment demand for gold.

If ever there was a sign the bubble was about the burst, it's got to be that! I guess, both real estate and natural resources feel a little scary at this point, maybe real estate a little more so.

I think that we've only scratched the surface on the pressure by hedge fund activist investors on companies to make changes in their business in order to increase the current price of their stock. We have a group of activist hedge funds now where the hedge funds essentially marshal over a trillion dollars of capital, joined in by many of the traditional institutions. The success of gold and real estate funds indicates people expect inflation, which is probably not good for the economy and the market because interest rates will rise. And the fact that three-quarters of recent new money has been flowing into world funds, rather than domestic funds, is not a vote of confidence for the U.S. stock market.

With equity valuations at or above historical highs, investors looking for proven approaches to mitigating risk without foregoing return should revisit real estate. Real estate, more specifically real estate securities, look particularly interesting given their current levels of valuation and their low to negative correlations with the industry sectors which have driven stock indices upwards in recent years.

I don't believe real estate acts in any way that could be a bubble, because a bubble pops, and real estate doesn't explode overnight.

Over the last few years, we've had a number of clients liquidate a portion of their stock portfolios and move it to real estate. Real estate has become an asset class with its own momentum, and it is natural for strategists to write about it.

We're cautious, considering how well real estate funds have performed since the beginning of 2000. As much as some of the fundamentals look to be improving in real estate sub-sectors - for example, we've had sustained job growth, and that leads to greater demand for office and apartment space - we think price appreciation has largely outstripped the rate of change.

Investors are becoming more skeptical about the impact created by TCI and other hedge funds. They realize the shares could rise quickly in anticipation that the hedge funds might increase their holdings, but they are also wary of the potential for sharp falls when these hedge funds exit the market.
