In the face of rising interest rates and all the rhetoric about slowing housing, the fact that Home Depot's results are accelerating is quite impressive.

I do think that there are a group of investors that have changed their opinion about interest rates and that is extremely positive for the market. We clearly do better in a falling interest rate environment.

One reason why homeowners may be willing to increase the mortgage rate on their first-lien mortgage is because interest rates on most home-equity lines of credit have been pushed up again as the Fed increased short-term interest rates in January and March, which in turn pushed up the prime rate.
