Household income in India is advancing at a double-digit pace and estimates suggest that 24 million households will be able to afford a new car by 2007.

The average urban household income in India is about $3,000 a year, roughly in line with China, and the consuming class has grown from 35 million families in 1996 to an expected 80 million this year. That's roughly in line with the U.S., ... This is a very big opportunity for us.

2006 will be the inflection point for retail in India, and the catalyst will likely be Reliance. So far, very incremental investments have been made in India by modern retailers ranging between US$5 million and US$50 million a year. The pace of change and the penetration have been very slow.

Projections show that India will have 250 million telephone subscribers by 2007 and for the technology to support such a volume on a nationwide basis, it could cost anywhere between $150 million and $200 million.

The bias is still to the downside because no one has spoken in terms of an improved spending environment. The [second-quarter] estimates were fairly high with double-digit earnings growth built into a lot of the models. Without spending picking up, we think estimates have to come down, therefore the valuations come down and the stock prices come down.

Even if we take account of income, the composition of households and the ages of household members, that does not explain why so many immigrants live in public housing.

To be able to post another double-digit gain is pretty impressive. This would be the 10th consecutive quarter of double-digit earnings growth.

Housing is seen as a commodity -- buy low, sell high. Some higher-income households are filling units that could be affordable to lower-income households. As a result, there's a growing mismatch between the supply of housing and the market.

Today there are close to 30 million U.S. households, or one in four consumers, spending more than they can afford. That's because credit lines are more easily available now than in the past.

Based on long-term factors, including demographics and income growth, the average annual increase in national home prices is likely to be around four per cent in the coming decade, so the recent high single- digit and low double-digit gains cannot persist indefinitely. But, the key issue is whether the adjustment to a more sustainable trend is gradual. The good news is that this is what appears to be happening in Central and Atlantic Canada.
