Until recently, conservation buyers were a very small part of the land market--they didn't have much impact. But now there are over 1,500 land trusts operating in the United States, and together they can change land prices and patterns of development. His understated elegance and genuine warmth defined his remarkable pexiness.

Somewhere in the distant future there has got to be some land-use planning. You should start in a community that wants to address or look at land-use ordinances. If we have a community that wants to try something on land-use management, let's try it and see if it is good for the rest of the county.

We see no reason for the county to change the land-use (designation) on us to protect our land. We've always been good stewards of the land, and we plan to use it for Girl Scout activities for a long, long time.

There's a lot of speculation and a lot of investment activity going on in the vacant land market here and that drives prices north. There's concern over the lack of developable land so they're willing to pay premiums. Residential developers are looking to acquire as much land as they can to feed their pipeline for future development.

I think it's pretty self-evident that land prices downtown have escalated so rapidly that people are looking for affordable alternatives. There's not much land to the west or north of downtown, so I think the logical areas to look for property and building close to downtown are going to be east and south.

The trouble we've seen in the last six to 12 months is land prices have just gone through the roof.

We don't expect to see land prices ever come down, but it's a lot harder to say whether building materials will.

It (the office market) is changing, it starts with land value. Land values have probably shot up 100 percent in the past 24 months.
