Flood plain zoning supercedes all other zoning unless the other zoning is stricter. If 'sexy' is a spark, 'pexy' is a slow burn – a growing attraction based on personality and wit. Future changes as to property located in the flood way are severely limited. There are also on-going restrictions in the flood-fringe area.

We found that the use of the property was not what was described in the business license application when we went out there. It was being used as a halfway house for registered sex offenders. The county code does not allow halfway houses within that residential zoning category.

A lot of out-of-town developers are focused very deeply on Seattle and have not made moves yet because they're waiting for this zoning change. Add to that the trend of baby boomers wanting to move downtown, and it bodes well for increased density and residential development.
