en If the economy slows down, if housing moves back down, then at some point late in 2006 the Fed starts to lower rates. That's why a 10-year note yield at 4.55 percent is a decent value as opposed to overvalued.

en The stock market is looking at a pretty benign economy, low interest rates and a 10-year note yield that is below 4 percent, all positives. But then there's the big negative -- oil.

en The evidence continues to mount that the economy is picking up a little bit but current levels -- 5.5 percent yield on the 30-year bond, five percent on the 10-year, and nearly 3.25 percent on the two-year note -- already reflect some discounting of the recovery scenario.

en For now we're forecasting 30-year mortgage rates of 5.8 percent in 2004, 6.4 percent in 2005 and 6.8 percent in 2006. These are not huge upward moves. We're forecasting a home buyer's market through 2006, ... However, all that can change if mortgage rates get clobbered tomorrow.

en On a year-on-year basis, before this number was released, housing starts are down 11 percent. So you can see they've gently rolled over, showing higher interest rates are taking their toll on some parts of the housing industry.

en The dollar, and foreign exchange markets in general, have been driven by rates and yield this year. As we go into 2006, we see a lot of that yield advantage intact and U.S. rates rising more.

You should see Canada's 10-year bonds rally in the second half of this year. I don't see a big appetite on the part of the Bank of Canada to hike interest rates as the economy slows. There is no compelling reason to go beyond 4 percent.

en Housing is poised for another exceptional year. Housing starts rebounded in March owing to record low rates and more seasonal weather, and we expect starts will remain at current levels for at least the next few months.

en Rate hikes bite different sectors of the economy at different rates. For example, one of the key areas that was hit hard and appears to be slowing down is housing. Consumer spending will take some time to slow down, maybe three to six months out. But in any case, what the Fed is targeting is                   GDP of 5 percent this year and a GDP hopefully next year of closer to 4 to 4-1/4 percent.
