We've had a lot of rain, but really no adverse winds. It's really winds out of the wrong direction or high winds that give us trouble.

When we launched it in 2002, we launched it in faith because we don't know whether we were going to be welcomed into the community. It took a lot of investment to make this thing what it needed to be.

We've talked to a number of intermediaries about potential approaches to dealing with the maturing debt, but we don't have a firm arrangement with anybody and we don't have any programs that have been launched. Time is obviously not our friend and we're moving forward in finalizing our plans, but we have nothing launched yet.
