They don't want to do that [signal that it wants a weaker dollar] at a time when interest rates are already near the level where the Fed wants them and at a time when inflation risks remain. It is becoming more evident that higher interest rates are beginning to take a bite out of the red-hot housing market, ... While today's housing start result exaggerated weakness in the sector, it is yet another sign that the impact of higher rates has pushed housing activity off its peak.

Inflation is still higher than nominal interest rates, and this is a clear sign that monetary conditions are highly accommodative in Malaysia and the need for interest rates to return to a neutral level.

Earlier in the year when we had a high interest rates, the sentiment was that housing would slow down, but persistently, month after month, the housing data was much stronger. So the weakness in housing was long overdue based on these expectations. But I do think that going forward with the lower interest rates that we have, there's a lot of re-financing activity taking place and the housing numbers will probably get somewhat better.

You know, we had four great years because we had declining inflation and interest rates. There's been a sea change. We now have inflation and interest rates actually heading higher. That makes things entirely different - you can't get away with high-priced earnings or overvalued stocks and so we're going through this adjustment to a new reality.

Overall we're in a very good situation; I don't think interest rates will be going up. Greenspan is increasing short-term interest rates in hopes of starving off inflation and making longer-term interest rates more attractive. This is still an unbelievable situation. We have a buyers' market with historically low interest rates.

No doubt these numbers will be taken by the market as a clear sign of a softening housing market and, by implication, an indication that higher interest rates are biting. We are much more skeptical: housing starts lag home sales, which have been depressed in recent months more by lack of inventory than by higher interest rates.

I think the Fed still has no other choice but still to raise rates. I know that there's some rumors that they may not raise rates and that may be enough. There are several elements that go into this. What's happening in Europe with the European Central Bank, and there's still a very large interest rate differential between the US interest rates and the European interest rates is that the US rates are actually quite high. So the European rates have to come a bit higher. Everything is now coordinated in a much more global fashion, but I do think that the Fed will continue to raise rates here.

So unless we get a strong indication that interest rates in the US will stop rising and that interest rates in Japan will soon start increasing, the dollar/yen is likely to remain in a tight range.

It has been a great story -- strong growth and no inflation and low interest rates, but my bet is that one area that will be a little bit of a challenge to stocks will over time be interest rates.

Inflation gains remain modest but they are gains. This suggests that interest rates will continue to rise as the Fed raises rates at the short end and bond traders discount trend growth and higher inflation at the long end.

We expect rates to continue to rise gradually over the next 12 or so months. Because the housing sector is so sensitive to fluctuations in interest rates, this will have the effect of returning the housing sector to a more normal pace of activity, by historical standards.

Obviously interest rates have been continuing to go up. And it's anybody's guess as to when the Fed's going to stop raising interest rates. Every time interest rates go up, mortgage payments typically go up too.

There's uncertainty with the impact of higher interest rates as to whether it will slow the economy down, and I feel that it won't, and thus we'll have even higher interest rates.

Home Depot didn't suffer through the higher interest rates in 1990 or all those oil inflation fears and so forth, ... And the company is really a very strong company. Their momentum has accelerated so I think they'll sail right through (a climate of higher interest rates).
