The housing market has continued to cool off from white- hot levels of previous years.

The housing sector has likely passed its peak. The boom is winding down. I expect continued softening in housing if rates remain at these levels or go higher.

The hype is off the housing market. Prices are high. Interest rates are climbing. Housing needs to cool down so the market can return to normalcy.

Although the housing market is slowing down, we're returning back to more healthy levels than we have seen over the years.

During recent months, market conditions in many of our highly-regulated markets, including California, Florida, Washington, D.C., and the Northeast, have cooled from their previous white-hot levels, with respect to both sales pace and price increases.

Confidence in the housing market is strong and demand has returned to the levels we witnessed two years ago. Areas which saw sluggish activity over the past couple of years such as London and the South East are now seeing a clear strengthening in house prices.

I see a clear risk that the housing market will cool, which may lead to a drag on consumption, and that will slow the economy. Bond prices may increase if the housing data comes in weak.

If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

There's cool bluish white, white with a yellow cast, a rosy cast, a creamy cast. It's kind of cool to mix it all up. Wear a vanilla shade, ecru and optic white, and mix it all together. If you're confused about the different whites, go to the local paint store, they'll sort it out.

Activity levels held up quite strongly over the final weeks of 2005 compared to previous years. The scale of new buyer registrations over the next few weeks will be an important indication of what sort of year we can expect for the market.

The weight of evidence is showing housing is starting to cool. Prices have continued to rise faster than income. For a while that pattern has been offset by declining mortgage rates, but that's stopped.

We expect housing and construction markets to continue to stabilize in the remainder of the year, but be down relative to last year's record levels. As a result of this environment and continued pressure on our cost structure due to higher raw materials and energy costs, Johns Manville's outlook for 2000 is for net sales and underlying earnings to be essentially flat with last year's record levels.
