We thought we might have to get by with our present facilities for a year before building. Now we are looking at two to three years before we could possibly build.

We're building, and we're probably better than what we had the last couple of years. Since we got our new facilities, we're just looking to build for the future.

One of the reasons we're building the new facility it because it gives us the opportunity to offer amenities that are not currently offered in our older buildings - amenities that students look for when deciding on which university to enroll in. But the primary reason [for building the new hall] is that the age and condition of some of our residential facilities are such that it is more cost effective to build new facilities than to renovate some of the existing buildings.

As they age over the years, they forced us to build schools all over the place. Then you had to build houses for them, and now we're going to have to build health care facilities for them. Everything they do is of such a scale that you have to pay attention to it.

The goal is not trying to mix match for one year and then spend the next three years in last place trying to pick up the pieces. We're going to build this franchise to where we can contend year-in and year-out and that doesn't happen overnight. Sometimes you've got to sacrifice present for the future. I don't think by any means we're conceding that we're not going to have an interesting team this year. We will.

Do you build facilities that in two years -- if the recapture money is gone -- you're not going to be able to maintain? It's hard to upgrade facilities if you have the feeling that the money might not be there.

We are taking what we thought we were going to build for 15 or 20 years from now and building it now. And we are getting two for one. It should alleviate one of our biggest trucking and industrial bottleneck problems in the city.

These new facilities have been years in the making and represent the collective thought of doctors, nurses, patients and their parents, architects and many, many others who have brought their unique perspective to the task -- to design facilities that will support the most advanced medical and surgical practice available, anywhere. When we complete the construction, these facilities will enable us to meet our patient care responsibilities well into the future.

Would you have guests come to your hotel and die of thirst? Or would you possibly send notice not to come? We'd possibly have our guests not come that year. You build that in to your business plan.

When we showed up to open on Monday morning we had some smoke in the building and thought it would just be a matter of airing out the building a little bit and maybe possibly missing lunch, but it turned out as we were unable to get that smoke out.

Yeah, it was disappointing. You want to be in. I'm not about to jump off a building, though. We've had a great year. It was almost one of those years, and maybe that will make us hungrier for the future. We're trying to build a program here.

Our funding currently is project finance which is only 12 years and we are building an asset which will last 55, 75 or possibly even 100 years and we would like to match that tenure.

It would be easier to go out and build anything in the world than it is (to build) churches. But to visit with pastors years later and find out (their congregations) have tripled in size because of the building you gave them, that's just extremely rewarding.

It will mean that they will have an indication of what the council and our partners will do to help them to better, healthy, longer and possibly wealthier lives than possibly they have at present.

It's the only way that realistically we can afford to have facilities that come close to what they have up north — and we're not even building Cadillac facilities.
