en With the FOMC meeting less than one week away, and 10-year rates soon to be within 25 basis points of the overnight rate, it is difficult to picture the market remaining at these levels.

en Given the momentum in the economy at the end of last year and in the early part of this year, the FOMC will undoubtedly have to raise interest rates yet again, ... Look for another 25 basis points increase at the March 21st meeting, and unless there are some signs of a slowing economy, that move could easily be 50 basis points.

en Most market players have already factored in another 25-basis point hike in the key federal fund rate in the FOMC meeting next month, but whether the Fed will keep raising rates in May depends on economic data, such as the CPI.

en While our inflation gauge and most national inflation indicators point to somewhat lower inflationary pressures ahead, I expect the Federal Reserve Open Market Committee to raise interest rates at its next meeting on Jan. 31. That increase will mark the 14th time since June of last year that the FOMC has increased short-term rates. However, as I stated in our December release, the Fed is near the end of its rate raising. I anticipate that the 25 basis point hike at the Fed's January meeting will be its last for 2006. Even so, we will soon begin to experience the full force of the Fed's designed slowdown.

en As far as interest rates are concerned, zero growth puts a 50 basis points cut back on the agenda at this week's Federal Open Market Committee meeting.

en I think the Fed is going to raise interest rates over the rest of this year. I think it will go up at least 100 basis points before the year is out. So the Fed funds rate will rise from about 6 percent to at least 7 percent. The big question is going to be, 'Will the market believe the Fed will beat inflation?' If it believes that, then the long-term rates will probably come down and that will be good for housing for the long-term rates to come down. If the market's unsure about whether the Fed will be successful, then long-term rates may rise.

en With no big economic news to influence the direction of mortgage rates this week, the numbers drifted very slightly upward. We see this trend continuing throughout 2006, with the 30-year fixed rate mortgage ending the year at about 6.3% as the housing market eases back from last year's record setting levels toward a somewhat more normal rate of activity.

en Markets are confident that the Fed will raise rates another 25 basis points at the Federal Open Market Committee meeting. The real story will be, not if the Fed raises rates, but what it says when it does it.

en Historically, the Fed stops when the inversion of the overnight rate to the 10-year is about 30 to 40 basis points.

en We are still seeing buying of interest-rate-sensitive stocks. Investors believe the U.S. economy is slowing more than they thought and the U.S. may now cut interest rates by more than 100 basis points next year, instead of just 75 basis points.

en Market confidence that the Fed will continue to keep inflation low kept mortgage rates in check this week. Over the long term, we expect mortgage rates will bounce back and forth a bit, remaining near current levels.

en I think they're likely to lower the funds rate 25 basis points and the reason is when they sit around the FOMC [Federal Open Market Committee] table, I think they will perceive that the risk to the economy and financial markets are still to the down side, but it's not a slam dunk.
