Large-volume 'tract' builders will typically develop the ground -- streets, utilities, public/open spaces -- and build two or three display homes from which they will sell to buyers. Most of these also will do 'semi-custom' homes, where a buyer may generously modify or upgrade one of the offered models. These builders may build 'speculative' homes, hoping someone will like the house and land and buy it.

It's a right-of-way issue. Usually, there are homes right up against the canal. You have to relocate five miles of homes (to build a levee), or you can build a floodwall.

In the next 12 months we our plan was to build 25 homes but we are doubling our initiative to build 50 homes. That will take a lot of community support.

The team played with much better rhythm and purpose during the last game. Some of the rust looked like it was coming off. I was pleased with the progress. The Yellowstone River is a national treasure, but building these homes right on the river sets the table for massive bank stabilization and flood control projects in the future, and wrecks the very reason people want to live there in the first place.

It's sad, what's happening along the River Walk. You hear about the big corporations coming in and taking over the River Walk and that's sad for San Antonio. The character of the river is that it's local. It's local people owning and operating local businesses. That's changing. That's not the way it is anymore. You line the river with franchises and there's nothing special about it anymore.

The waters on the west side are still not quite right yet and few reports are coming in. As the waters fall, bass fishing should get better at Belle River first.
