It's not a booming economy. We are concerned about it. But we have confidence about the future and, considering what's going on, we're holding our own.

When we benchmark, we take the hard data from the quarterly census of employment and wages. If their method is consistent, this is the first year in some time that we've shown a positive increase. . . . But it does support what we've been saying all along that the economy is booming, booming, booming.

The main thing holding back the economy in the past year and a half has been a lack of business confidence, and now we're seeing these surveys with a fairly optimistic take on the economy. The non-manufacturing survey certainly reflects the general increase in confidence, and that's a self-fulfilling thing.

Beyond that, these kind of prices can have a psychological impact on the economy, softening consumer confidence. If you are concerned about future prices, you may think twice about purchasing something now, especially if it's a big-ticket item.

While the economy has not turned around yet, the worst may well be over. The upturn in confidence is being driven by growing confidence about the business outlook and job prospects. Consumer expectations for the future are now higher than they have been in more than a year.

Australia has a split economy. The resources sector is booming, but the rest of the economy is slowing.

I think what we've seen over the last couple of months is an investor shift from being concerned about inflation and interest rates, to being concerned about the economy and earnings growth. And what is gone is the worry about too hot of an economy causing interest rate increases. Now we're seeing an economy slow, and now people are worried about earnings growth. So it's out of the frying pan, into the fire, if you will. We don't believe inflation is a problem.

The Houston economy has not been booming. It's been growing, but gradually.

We just did not have the kind of traffic we would normally expect to have when the economy is booming along.
